Which roof details should I check?
Start with when the roof covering was installed or replaced and what it is made of. Roof-related discounts vary by insurance company; a newer roof alone doesn’t tell you the final premium.

What if I don’t know the roof year?
I’d start with your replacement invoice, permit records or an inspection report. If you’re buying, ask the seller for the supporting paperwork. Check whether a document describes a full replacement or work on only one section.
If the roof is original, tell me that and review the home’s construction year with me. A property record is a starting point; it isn’t proof of the roof’s condition. If the dates conflict, tell me what you know so we can clarify the answer before requesting prices.

Does knowing the age replace an inspection?
No. Age and condition are separate details. Citizens’ sample four-point form, for example, asks about the roof covering, age, remaining useful life, condition and partial replacements. That is an example of an insurer’s documentation, not a promise that every company uses the same form.
What should I ask before choosing a policy?
I’d bring these questions to the actual quote review: How would a covered roof loss be settled? Is there a separate roof deductible? What inspection or documentation is still needed? Ask for the answers in the quote or policy documents.
